Speakers and Topics Residential Conveyancing Morning Session
Ian Quayle, Speaker and CEO: The Revised TA6 (this presentation will be delivered virtually)
The revised TA 6 is compulsory for CQS accreddited firms in March 2026. In this presentation Ian will explore the following:
- Does the revised TA6 change the seller and conveyancer dynamic given the additional questions, the explanatory notes and the warnings to sellers in the new form.
- Are there risks for the conveyancer in providing explanation, information and advice concerning questions and what are the consequences of providing assistance to the seller client when required.
- How should problematical questions in the TA6 be dealt with?
- What are the lessons to be learned from Rosser v Pacifico and Patarkatsishvili v Woodward Fisher?
- What are the implications for conveyancers acting for the buyer?
- How should the retainer and report on title be amended?
Nigel Clayton, Barrister: Solicitors’ Duties to Advise in Connection with Residential Mortgages
- Mortgages are a huge part of the conveyancing process, but advising on them, that is, knowing when to advise; who to advise, and what to advise, often turns out to be a tricky exercise. This is a practical run-through some of the issues following Waller-Edwards v One Savings Bank Plc [2025] UKSC 22. It is presented by one of the country’s leading mortgage law experts!
Tracy Thompson, Property Lawyer:
From Source of Funds to Supervision: Regulatory and CQS Expectations for Conveyancers in 2026
- This session explores what residential conveyancers need to get right as regulatory and CQS expectations continue to evolve in 2026. Focusing on real-world practice rather than theory, the session examines how source of funds checks, matter risk assessments, fraud awareness and supervision are expected to work together to create robust and auditable conveyancing files.
- The session highlights common file-level pitfalls and provides practical guidance on evidencing decision-making and oversight. Delegates will leave with clear, actionable insights to help ensure their conveyancing files stand up to regulatory and Law Society scrutiny in 2026.
John Jones, Director & SRO, Chartered Legal Executive and Licensed Conveyancer
- “What do I care about law? Ain’t I got the power.” [Buying and Selling Property using an LPA or Deputy].

Ian Quayle, Speaker and CEO: BSA for Commercial Property Lawyers (this presentation will be delivered virtually)
The Building Safety 2022 is an extensive piece of legislation that continues to cause problems for all associated with the built environment. We will explore the implications of the BSA for commercial property lawyers, including:

- The sale or acquisition of higher-risk buildings – procedure and provision of management information.
- Ownership Issues for landlords, residential leaseholders, and commercial tenants.
- An examination of lessons from recent relevant case law.
Nigel Clayton, Barristers: Boundaries
- This is an entertaining and engaging run through all you need to know about managing boundary issues, with Nigel Clayton’s famous 7-point guide to boundaries. It takes in some key points of substantive law; the role of the surveyor and some practice and procedure on dispute resolution. It is equally applicable to both residential and commercial property.

The AML Landscape 2026: Best Practice for Commercial Property Transactions
- This practical session explores how the AML landscape is evolving for commercial property lawyers as we move into 2026. Focusing on higher-risk transactions, complex ownership structures and increased regulatory scrutiny, the session provides a clear overview of current AML expectations and how they apply in practice to commercial property work.
- The session highlights what good AML practice looks like on commercial property files, including company identification obligations, source of funds and source of wealth enquiries, risk assessment and ongoing monitoring. Delegates will gain practical insight into how to evidence judgment and decision-making on files and ensure their approach is robust, proportionate and auditable.
Defensible Commercial Property Files: Risk, Supervision and AI
- This forward-looking session examines how commercial property lawyers can create defensible files in an environment of increasing regulatory scrutiny, evolving risk and the growing use of artificial intelligence in legal practice. The session focuses on the practical realities of managing risk, exercising effective supervision and understanding how AI tools can support — and potentially undermine — compliant decision-making.
- The session explores what regulators expect to see on commercial property files, how supervision should be evidenced and how AI use should be appropriately controlled and recorded. Delegates will leave with practical guidance on strengthening file narratives, demonstrating oversight and ensuring their commercial property work stands up to scrutiny.
